Selling house and moving after

It looks like I may have to sell the house before I lose it due to lack of income.  It has about 30 grand in equity, in the state it is in (50 with 15 g of work).  But, the task seems to daunting due to my age (59), I am virtually alone, and I have no idea where to move except out of California.  The problem may not be unfamiliar to others in our industry so maybe you can relate.  Though I have no real bills other than the mtg and utilities, I have very little accessible cash.  I am trying to conceive of a game plan for how I could do this. 

I have pets (3 dogs, 2 small/1 GS, 18-yr-old cat) which makes it htat much more difficult.  I have a 13 year old nissan that runs great (18,000 miles - lol) and cannot see trading a good car in for a truck, I could rent an RV and hire someone to drive car to my destination but am not even certain of where to go.  I have so much to think about but more than anthing, I need to not lose this house.  Melbourne is a familiar place to me and so will check this out over next week. Or, I could move back to a remote little town in southeast where my only friend lives, and consider the low cost of living in an old mining town which refuses to die.  I am thinking out loud, but I also feel an urgency which required I express myself.  I do not own a lot and would sell most furniture or give it away.  I know cash could make this happen and that is why I am hesitant, and feel uncertain since my mtg (800.00) is locked in and my future earnings of 0 may impact credit and ability to rent.  I am beside myself in worry, almost frozen in place.

My home is old, built in the 1920s, and needs a lot of repairs. I have been researching places that buy homes like House Buyers of America. Basically they are a bunch of investors that buy homes outright. I'm checking out several more local companies in my area. It's a start.

I want to move out of the city and be a little more self sufficient. Have you ever watched the Becky Homesteading videos on youtube? She actually explained how she started homesteading without any money down.

occurred to me. Danger factor aside, I do not think I could sleep well.

I live a few hundred miles below Oroville dam in the valley so hysteria is in the air. Flooding is not being reported. Flood insurance just went up to 700.00 a year

Being a news hound since I was a teen, I have several pages (Google, FB, PinInterest, Youtube) on internet and in total, 5000 people follow me. I share links to news and other notable information over the years. In light of this, I have decided to create a news channel called Blue Collar News Network by Alice Blue. It is in the early stages and I have massive amounts of learning to do but it appears some people make a living off YT views. I have been careful to use same SN for 15 years and am known on the sites (ZH, Breitbart, GLP, and others).

It will give me something to do.

And yes, I have been applying to MT openings but not getting any responses at all, even to test. All these years of typing has impacted my mouse arm. I cannot type as fast as I once could without surgery.

So far have been made 4 offers by men which required me to place warning on it. In Calif, local taxes are 10%, state tax is 13.3%, mtg is cheap now flood insurance, plus tax for local hospital and school, I am going to try to stay here but remote MTs who live here also face the obstacle of the Minimum wage pay (10.15 I think) and the OT laws. I would gladly do dishes for 2 hours a day. Love doing dishes...

I live just over the border in Nevada. I have a whole kitchen full of dirty dishes, so feel free to come and wash every last one of them. Also, would you mind cleaning out the fridge while you are here?

and prepping for the future. I think the mistake most people make about minimalism is that is's not having nothing or the bare minimum to survive day to day. It's about having what you need (you, not anyone else).

So as a prepper, do you need 3 spatulas? Do you need 3 good pans or 8 mediocre ones? Do you need 20 pairs of Walmart jeans or 4 pairs of good quality pants? Do you need the trinkets or can you use that shelf space for something else? Those are minimalist principles...and not the extreme kind.

I don't care much for stuff and I never have, which makes moving into my RV much easier. I have storage issues too since I am also a prepper and want to store food and other extras.

You are creating your own situation. Don't just give up. You have a home with equity, a good car (Nissans will run forever) and pets. California is expensive, but with $30k, you can do a lot if you move. Just make sure not to ruin your credit in the meantime, even if it means working two or three jobs, in or out of transcription. Why only one friend? Can you do something to change that like meeting neighbors, church, bingo? That would probably make you feel better, too.

I also have a cap missing from a canine and need 3000.00 to have a bridge. I have snag tooth. Radiation therapy has left me easily fatigued. I have however purchased 100 pounds of soy wax and the supplies to make bracelets, lotions, paints to use on candles in cans.

If your comment about ruining your reputation and having the miserable attitude was directed towards me I don't understand why and I'm sorry, I was trying to help. You didn't mention your health issues before. Given that, your plan seems even more daunting. It sounds as if you need to be on disability and get some financial assistance for your dental problems before you think about moving cross country.

Why do you need to move out of state? You have no cash and zero income, you can't just crash at a friend's house with nothing, even the best of friends won't appreciate that, you certainly can't breeze into a strange town alone with no resources. I understand that you need to sell the house but are you not planning to work again? Do you have a 401K or retirement account? Could you sell the house and rent for a while until you figure things out? No offense, but it sounds as if you need another job before you do anything. Maybe you could take advantage of local resources and enter into a worker retraining program and find something other than MT so that you can stay where you are. Applying for food stamps or government assistance, even filing bankruptcy might be options, I think you could still keep the house. Please don't be offended but your situation seems rather complex.

Perhaps it would be to your advantage to sell the house and find a HUD subsidized apartment.

Just recently I was looking at our local community action website and they were offering budget counseling. They may be able to help you with a plan or send you in the right directions for help. Just and click and a phone call away.

now I am ready to move on and will rent an apartment. Owning a house can be a gigantic pain in the behind. I help with this one with my friend but no way am I getting into home ownership again. I don't miss it and I don't want it.

I think we will all find ourselves in similar situations. My husband and I are your age. Instead of downsizing, we are keeping our house and remodeling to make it more disabled friendly. My sister, however, sold and moved into an apartment. She likes not having maintenance headaches, but her rent keeps going up. My step-mother moved from Okla to Cal five years ago after retirement. She bought a tiny trailer in an over 55 community and loves it. She is near to her grandchildren and involved in groups. Money is an issue of course, but she said she gets by. My MIL is almost 85 and still in her home. It is paid off, but she is not able to keep up with repairs. We urge her to go into an assisted living situation but she refuses. She could sell her home for a good amount (near DC) but she has been in this house since 1952.

Not sure this helps you out, but in your situation, I agree with the other poster who said to look for another job right now. Then, if possible, do your research as you ready your house for sale. Since you sound like you want to move, I think you need to look for areas where you would have some support, like friends or family. Moving to a new area can be lonesome until you get acclimated. Then, consider a small trailer or tiny house or small apartment where your living area is comfortable but the day to day maintenance is minimal. In my sister's case, she sold her house and moved here to live near me. She loves not having the headaches of home ownership so rents a small apartment. She supplements her small pension with jobs here and there, like babysitting, craft fairs, part time retail. This might be an option for you. Good luck.

I never in my younger years thought I would be such a jerk about this, but I can't make my mortgage payments either, and the house is worth quite a bit less than the mortgage. But basically as long as I keep the lot rent paid there is not much anyone can do to me. You see, you cannot be forced to leave your lot as long as you keep the rent paid and you are not a nuisance. It is not easy for a park owner to evict a tenant. It is not like evicting someone from an apartment. If the bank forecloses tell them to come and get their house off your lot or start paying you rent. (It costs a lot to move a house by the way and the bank will probably not want to move the house and lose money on it.) You also have the right to forbid anyone to enter your lot so the bank cannot rent the house to someone else as long as you have the lease. If they do not pay you rent for your lot, you evict them and if they do not move the house, then you can legally take the house, it is yours.

Now it is a little bit more complicated and you should check the statutes of your state and consult an attorney. I know this is not very honorable and you are going to have to decide how you are going to live with yourself and what you want to do but you are actually in a very very strong position legally, and you may be able to re-negotiate your loan or come to other solution.

By the way, one of the reasons Donald Trump became a billionaire is because he always took advantage of every legal right/loophole the law allows.
