Live in the midwest and would like to buy a small house

This would be in the country, possibly right outside of or on the outskirts of a small town, farming communities.  Its about 30 minutes from several larger cities and suburbs of Chicago, so lots of diversity in incomes living close but affordable to purchase.

I would love to have a small house, the white picket fence, a few small outbuildings to fix up and maybe do a big garden, etc.  I was just wondering if anyone has suggestions as to what kind of income could be had just by having this type of property?

People have suggested to me (depending on the types of buildings) that there could be summer vehicle or motorcycle storage in winter, snowmobile storage in summer, dog sitting if fencing for them to have a play area (I love dogs and have my own), areas (with arbors or barn backdrops) to do sittings for photographers, farmers market if I would grow any type of garden. 

I always thought of myself as a city girl but am falling in love with this idea now as I get older and was thinking it might include a bit of "mailbox money" if I find the right niche? 

Any suggestions or thoughts from others who have done the same?

I live in northern Illinois ... Check out Dixon, Illinois - far enough from Chicago to not be caught in the city/urban sprawl mess - a town with a lot of history too ...

these ventures would probably be negated by licensing and insurance costs you'd need to take on to conduct business.

For example, if you decided to do snowmobile storage, you'd need to cover the building and its contents with more than just homeowners, KWIM?

Also make sure, before you buy something, that it is zoned for business purposes.

A lot of truth to that.

Most things are sort of break even, hard work, and lots of fun.

Do you need to actually make money? Most small business ventures probably will not pay for basics plus health insurance and retirement.

I had a friend who made about $20,000 a summer with her farmer's market garden. She had a hubby who helped some, and kids who helped some, and some expensive tractor equipment that was written off on the taxes eventually. It was very hard work and other factors involved such as weather, distance to markets, etc. She quit when her autoimmune disease got so bad she could not longer physically do the work.

I suspect a kennel on the edge of the city could pay well provided you can care for enough animals. Happy pet owners will pay well. Unhappy pet owners will never come back. Facilities have to be spotless to ensure diseases are not spread.

When you are in the country, you have additional responsibility for driveway maintenance, water, sewer. Sometimes internet access is not so good. Sometimes the neighbor livestock farms will perfume the air.

Its a good life.

I don't know that use of the land for anything more than your own needs will pay off. Farming is high-risk, high-labor, weather-dependent, and not overly profitable unless you get into niche market organics or something similar. As others suggested, there is liability and a lot of work involved in anything you might do.

However, you can't beat the peace of mind that comes from that kind of location, a shotgun, and a dog.

If it were me, I would simply work remotely in coding. You might not enjoy that, but I do notice you write well. You might seriously consider writing electronic books and such for electronic publishers, like Amazon. It is relatively simple to self-publish now. Not necessarily talking about novels. You might find you have a knack for cookbooks, gardening books, household hints, aromatherapy, or whatever. What about children books?

Online sales are also possible. I know someone who makes his entire living buying and selling a particular kind (just one) of vintage clothing item on eBay. You can do well selling small things, and you can even let Amazon do the fulfillment shipping for you. Look up drop-shipping.

Yes, it is difficult to code remotely without appropriate credentials and experience, but I have those. That is why I said "if it were me." A number of people here do. Maybe it is not right for everyone, though.

And, just to point out, the OP could conceivably train in coding, get the credentials, and gain some experience prior to moving to the sticks. We did that ourselves after all.

Lots of things you could do to earn money. One - absolute location criterion for me...

...would be high-speed Internet service, and I don't mean satellite. You don't have to live in the city, but I just wouldn't put myself in a "last mile" situation for a lot of reasons, not just related to income possibilities.

One thing people who love living in a rural location forget about is the need to at least live in an area that gets senior services/transportation for the time when you need them and still want to remain in your home.

If something happened medically with you and you had need for Meals on Wheels, a senior bus, home health or anything like that, you need to be accessible to those or you may be forced to move to a facility or closer to a metro area to get services.

and in much better days days bought myself a tiny 1 bedroom house with a very large yard -$55K. Mortgage payment very affordable, $512/mo so I can still afford to live here even making min wage at Nuance! I say GO FOR IT!!
