Landlord and rental discussion

Posted: Jun 23, 2017

This is really a vent/rant more than anything, but I wanted to share an experience in regard to renting an apartment and wondered if anyone else had anything to share.  The rental market where I live is extremely tight, rent has gone up across the board and it's really difficult to find nice, affordable housing.  I live in a pretty nice place and have had the same landlords for years at 2 different locations, there really aren't any issues here.  Recently I have been looking for another place, though, to get closer to work and I don't have covered parking.  I just found a new place within walking distance of work and it's really nice.  I went through the application process and was approved but when speaking with my new landlord he put the pressure on me to move now because he has lost 7 days of rental income.  First, my current landlord requires 20 days notice beginning on the 1st or forfeit of the damage deposit and breaking the lease, I also have to arrange time off work, pack and hire a mover.  When I told the new guy this he went ballistic and started yelling at me and actually hung up on me.  I immediately emailed him and forfeited the rental (I had not paid any money yet) because that temper outburst is a red flag to me.  A couple of hours later he called my cell (I didn't pick up because I recognized the number) acting all sweet and saying that he would be willing to hold the place until I could get there but I am still not going to act on it.  My solution would have been to pay the damage deposit to hold the place and then my rent after I moved in (about 3 weeks) but that never came up so tough luck, the guy shot himself in the foot.  I don't know how he can get anyone there sooner, I am going to watch and see what happens.  I couldn't afford to pay rent on 2 places so did what I thought was right.  Anyway, feedback would be appreciated from any renters or property owners out there, thanks and have a good day.

The benefit is being close to work. Which is a GREAT benefit. The cost is an arsehole for a landlord. This relationship could last years. I say not no but hell no. Keep looking. It will be worth it. You don't need the stress.

I think you did the right thing ... sm - BW

If he is that much of a hot head, you probably don't want to have to deal with that. We have rental property and almost always make exceptions to the rules regarding the security deposit if someone needs to move without a 30-day notice. If you have a good relationship with your landlord and the situation comes up again, I would ask. It never hurts to try.

The first red flag was that he was upset about - only 7 days of no rental income.

Either he's super-stingy, or else something else is going on. Either way, I'll bet trying to get him to fix things in that place on his dollar will be next to impossible. And when he does hire people to do work on his units, I'll bet he doesn't bother to hire licensed contractors. That can be dangerous to the tenant. His temper is the other red flag.

There are websites where current and former tenants can rate various apartment complexes. If you can find his complex on one of those sites, I'll bet it'll make for interesting reading.

Your current place sounds nice. If it were me, I'd stay there.

It's just one of those situations where I can't pinpoint anything I just know something isn't right. Landlords in the past have always been willing to accommodate my move-out move-in dates and prorate the rent accordingly and I have never had anyone try to pressure me like that. I did find out that he purchased that building (among others) about a year ago so he could be up to his eyeballs in debt. I've always liked the place and in the past there were rarely vacancies and when there were they were usually gone as soon as the for rent sign went up, this time it's been vacant for going on 2 weeks, which to me is another indication that something is wrong, a place like that in the middle of a housing shortage, there should be a waiting list. However, if that guy speaks to everyone the way he spoke to me, I'd run in the other direction. Thank you to everyone for confirming my suspicions.

What? Of course you can pinpoint - something!

You said he went "ballistic". That is NOT normal. And then he acted like nothing happened?

I don't even know why you are still questioning your reaction. You did the right thing. :) Agree with those who said you "dodged a bullet."

Gut feelings are a woman's best friend! Always - trust them; they are rarely wrong.

In all types of life situations, every time I've poo-poohed my gut feeling that something was amiss, I've regretted not listening to it. Other times, it's saved my life.
