Has anyone done a mortgage modification and regretted it?

I started the process Friday when the new rules started. Would like some feedback. ;

Yes my closing costs were about $250 not bad, much less than a mortgage payment - well worth it

Bought our home in 2004 and lacking in the $60,000 almost paid off. You would be surprised how many offers you get to refi and not only that the place that carries our mortgage has sent us special delivery by Fed-Ex. Nothing hopefully will have us going down that road again.
