I am wanting to move over one state and I am looking at rentals

My question is, does this sound legit or like a scam?  I have never rented through a rental placement agency before.

Thank you for your interest in our rental property. I'm very interested in renting this home to you. Our cleaning company just finished up yesterday and we've installed a new stainless steel refridgerator. The lease terms on this property are very flexible, however we require a minimum lease agreement of 3 months.
 
Unfortunately, our previous tenants had to vacate the property because they could not pay their rent. To rent this home you must pass our tenant pre-approval process using [[link].
When you have finished the process you will receive a telephone call and confirmation via email in regards to your approval status.
 
When you've been approved, you can apply the additional cash towards your first months rent or towards the security deposit. I'm looking forward to meeting you and showing you the property. Out of all the emails I've received on this property, you appear to be the most qualified tenant. Send me an email when the pre-approval process has been completed.

That's probably something the rental agency sends everyone... except for details specific to property like replacing certain appliances. It's easier than sending a response that's unique to every potential renter. My personal preference would be to see the property before I send them any money for any reason. If you haven't seen it inside yet, would be good to set up a viewing appt. Otherwise, you might be signing up for a really bad place. One of my part-time jobs is doing rental cleans. When someone vacates who has a history of not paying rent, they typically leave the place in bad shape. One place was so bad it took me days to clean it, including 4 hours on just the frig! Maybe they have a good cleaning crew, maybe not. If you see it & like it, then consider giving them money.

Yes it sounds like a scam. What additional cash are they talking about in the last paragraph? A legitimate landlord would never tell you that the previous tenants had to move because they couldn't pay the rent. Also usually there is no flexibility in terms of security deposit and first month's rent. There might be an application fee but it should not be more than $40 or $50 dollars. No legitimate landlord would include a sentence about you being the most qualified tenant. You should not have to send them an e-mail telling them when the preapproval process is complete, they should tell you. My advice would not to click on any links or do anything on line, this might be someone trying to steal your identity. Get a phone number of the company and call. Visit in person if you can. Call the Better Business Bureau or do some on-line research. Whatever you do, don't send them any money.

The line "When you've been approved, you can apply the additional cash towards your first months rent . . " sounds like you have to put money up front before you're approved. Of course I know there are application fees, but "the additional cash?"

I would call them if possible and talk to a human being to make sure it is legit. A place I was looking to rent does do background checks to make sure you haven't run out on another landlord, but the lady said it up front. Good luck in your move!

This sounds like a scam that's going viral on Craigslist. You should NEVER pay money for a background check in order to rent. They'll have your social security number! Please don't pursue this.

landlords, and I often show the property, give out applications, etc. The prospective tenants always come and look at the place first. If they like it, I give them an application to take home to fill out, which they later scan and fax to the landlords, who live out of state. They do pay $35 for a credit check, which is non-refundable, but they have the option to pay it right away if they definitely want to be considered for the apartment, or can wait if they've still got other places to look at. The landlord makes the final tenant choice based on the credit check and the order of application submission.

If anything about the rental agreement for the place you're interested in sounds fishy, or if you're not sure what your rights are about various things, try the Nolo Law website and look under Landlord Tenant Law, where you may find the answers.

Rental scams are everywhere - Don't do it

Don't ever rent something without seeing it in person first and going through either the owner or a legit rental agency. If the owner, I'd even validate that thru your county's tax assessor's website to be sure they are who they say they are and that they own the house. Be careful!

Be very careful when doing this. We moved halfway across the country and were lucky with our situation. I read not long after someone else moved here and got scammed out of $1000 deposit/rent money.

Clue 1: There's a clickable link in there. Do NOT EVER trust those from someone you dont know.

Clue 2: You appear to be the most qualified tenant. Nobody ever puts that in an email.

Clue 3: Renting this home to you. Is it a house/home, or apartment? Be very careful and watch the terms they use.

Clue 4: If there's no phone number to contact anyone and speak with a real person at some point, dont do it.

Clue 5: You shouldnt have to email them when an approval is made on you. A real rental agent would have that information likely before you would.

Clue 6: They are talking about cash. No large rental agencies take cash anymore. Everybody wants checks or money orders. additional cash? No amount of cash or money in the first place seems to be mentioned here.

Please call a licensed real estate company - instead

Please find a licensed real estate or property management company, like Coldwell Banker. You know, like the folks who sell houses. They handle rentals, as well.

What you have there is a scam. If that was not immediately obvious to you, you are a victim-in-waiting. First, you should not be trying to do business with people on the internet. Second, google rental scams and learn how to avoid them. I posted a link below.

Your scam looks like it is collecting identity and banking information, at the least. It is also likely to ask you to "prove" that your bank account is sound by wiring money or sending a big check that they can cash.
